Carmel, IL (back corner of the Mt. Carmel Bowling Alley parking lot, white pole building)

Bidding Dates:  Wednesday, August 24^th  at 8:00AM à Wednesday, August 31^st at 10:00AM (soft close)

Farm Location:  TRACT 1 – From Friendsville, IL, take Co. Rd. N 1950 Blvd. east for approximately 1 mile to Co. Rd. E 1000 Rd.  Turn North and travel ½ mile to tract on east side of road.  Sign posted.

TRACT 2, 3, 4, and 5 – From Friendsville, IL on traveling north on Friendsville Ave., travel approximately 2 ¼  miles to the crossroad at Highway 11.  Continue north onto Co. Rd. E 900 Rd. for ¾ miles and turn west onto Co. Rd. N 2270 Blvd.  Tracts 2, 3, and 4 will line the south side of the road for approximately ¾ miles.  Tract 5 will be on the north side of the road approximately ½ mile from the turnoff.  Tract signs will be posted.

TRACT 1 – good quality, level, row crop farming parcel.  Soils consists mainly of Bonnie silt loam, with the rest consisting of Stoy, Bluford, and Sharon silt loams.  Average Productivity Index on this parcel is 100.9.  Friendsville (S) Township – S19-T1N-R12W (Tract 1 is subject to term mineral lease so long as there is production and purchaser will not be granted rights at closing of this auction.  Mineral Rights will revert to purchaser at termination of production.)  Avg. Corn Yield – 150 bu./Avg. Bean Yield – 45 bu.

TRACT 2 – 5 – good road frontage along the North and East ends of these parcels.  Tract 4 has a strong sloping Northeast corner to nearly level on the South and West sides of Tract 3.  The Southwest edge of Tract 2 has been terraced.  Tract 5 lays North of Tracts 2 – 4 and primarily consists of Belknap silt loam.  Tracts 2 – 4 consists mainly of Belknap, Bluford, and Ava silt loam.  Average Productivity Indexes of these parcels are Tract 2 – 99.7; Tract 3 and 4 – 101.6; and Tract 5 – 102.9.  Friendsville (N) Township – S2-T1N-R13W (All mineral rights of record will go along with each tract of ground, if sold.) ALL LOTS ARE SCHEDULED TO END 15 MINUTES APART.  IF A BID IS PLACED ON A LOT THAT’S TIMECLOCK IS 5 MINUTES OR BELOW, THE TIMECLOCK WILL RESTART BACK TO 5 MINUTES.  THIS WILL CONTINUE AS LONG AS BIDS ARE BEING PLACED IN THE 5 MINUTES OR BELOW MARK ON ANY LOT.

TERMS & CONDITIONS

10% deposit required down on day of sale for each tract, with balance being due within 45 days of auction.  Farm to be offered on a per acre basis.  Taxes will be pro-rated to closing date.  Title insurance paid by seller.  Possession granted once 2022 crops have been removed.  Tract 1 is subject to term mineral lease so long as there is production and purchaser will not be granted rights at closing of this auction.  Mineral Rights will revert to purchaser at termination of production.  All other tracts will sell with all minerals of record.  No Buyer’s Premium!  Land sells subject to seller approval.

The system will ask for personal information, as well as a debit or credit card.  PLEASE NOTE THAT WE DO NOT CHARGE YOUR CREDIT CARD!  It is necessary to obtain this info in order to verify the card is authentic.  The system pulls a refundable $1.00 fee to verify the card.  The fee is refunded upon approval.  You will not be able to bid without entering this info.  Please agree to the terms and conditions of the auction, and verify being 18 or older.  Once complete, an email is sent to Mobley and Grant for approval, and you may begin bidding once approved.
